Dr. Zairul Nisham Musa is a senior lecturer at the Department of Estate Management, University of Malaya. He completed his Ph.D. in the area of facilities management, which related to the management of shopping centers. His main research interest is in facilities management, property management, and maintenance management. Other research interests that he's involved in include housing affordability, community well-being, housing income index, and real estate auctions.

Outside of academia, he was appointed by MQA as an evaluation panel and has responsibilities to evaluate real estate programs in other institutions. He was also appointed as UM’s internal auditor. He is an examiner for the Board of Valuers, Appraisers, Estate Agents, and Property Managers and the Royal Institute of Surveyors Malaysia. He currently serves as a chief editor of the International Journal of Property Sciences. His teaching includes building technology, fundamentals of real estate valuation, building maintenance & services, facilities management, and research methodology. Currently, he published a book titled Auctioneer As a Profession to Dispose of Real Estate in Malaysia and Measurement of Facilities Management Performance in Ghana's Public Hospital as a co-writer.
