Executive Summary (190 words) Dr. Hasniyati Hamzah is a Senior Lecturer at the Department of Real Estate, Faculty of Built Environment, Universiti Malaya. She holds a PhD in Property from University of Auckland, New Zealand. Her research focuses on housing tenure, with notable work on Rent-to-Own schemes, including a consultancy with the Iskandar Regional Development Authority (IRDA). Her research interests also include housing pathways, alternative tenure, mass customised housing, smart cities, and strata law. She specialises in qualitative and mixed-methods research and has published in leading journals such as Urban Studies, Housing, Theory and Society, Journal of Housing and the Built Environment, and Open House International. Her paper on housing tenure received the Malaysian Surveyor Best Paper Award in 2015. Dr. Hasniyati is a member of the Pacific Rim Real Estate Society (PRRES), Royal Institution of Surveyors Malaysia (RISM), and the Malaysian Institute of Property and Facilities Management (MIPFM). She currently serves as External Examiner for Institut Penilaian Negara (INSPEN). In teaching, she focuses on real estate law and supervises PhD students researching strata management, public housing maintenance, smart cities, and Transit-Oriented Development.
