Associate Professor Sr Dr. Ainoriza Mohd Aini is the Deputy Dean (Development) at the Faculty of Built Environment, Universiti Malaya, with over 20 years of experience in academia, research, consultancy, and professional practice. She previously served as the Head of the Department of Real Estate at Universiti Malaya. She is a Registered Valuer, Estate Agent, and Property Manager with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP), Malaysia, and a member of the Royal Institution of Chartered Surveyors (RICS), UK. She obtained her PhD from Kingston University London, specialising in sustainability and responsible property investment. Her research focuses on housing policy, private rental markets, multigenerational housing, ageing and retirement housing, and housing pathways for vulnerable groups. She currently leads the Retirement Village Development Studies for the Ministry of Housing and Local Government, Malaysia. Dr. Ainoriza actively advises government agencies and private developers, and frequently speaks at national and international conferences. She also serves as a judge for real estate awards and as an external examiner for universities locally and internationally. She currently serves as a Trustee of the Aubrey Barker Fund (UK), Executive Board Member of the ASEAN Valuers Association (AVA) Malaysia, and committee member for BOVAEP. In 2026, she received the Outstanding Academic Award (Social Sciences and Humanities) from Universiti Malaya.
