Sr. Dr. Ainoriza leads the Department of Real Estate at Universiti Malaya, with over 20 years in academia. A respected figure in Malaysian real estate, she is a Registered Valuer, Estate Agent, and Property Manager (BOVAEP), and a RICS member. Her PhD from Kingston University focused on sustainable and responsible property investment. Dr. Ainoriza's research explores critical housing issues, including multigenerational living and housing pathways for vulnerable groups, particularly migrants. This builds upon her national studies on elderly housing, the Housing-Income Index©, and first-time homebuyer financing. She has consulted for private developers and government agencies, and currently leads the Retirement Village Development Studies for the Ministry of Housing and Local Government, Malaysia. A frequent speaker and panelist at national and international conferences, she judges real estate awards and serves as an external program examiner for the University of Sri Jayawardenepura and UTM. She contributes to the Journal of Project Management Practice and SN Social Sciences editorial boards. A 2017 TN50 Youth Expert, she is a Reference Expert for IYRES, a Trustee for the Aubrey Barker Fund (UK), an Executive Board Member for AVA Malaysia, and actively participates in BOVAEP as a TPC examiner and committee member.
